Land & Title Analyst

The Land & Title Analyst supports site acquisition, development, operations, and transactions by researching, curating, and resolving chain of title, surface and mineral ownership, encumbrances, easements, and land-use restrictions. This role performs detailed title review, prepares ownership reports, coordinates with outside counsel and title companies, and helps clear defects to enable closings, permitting, construction, and ongoing asset management.

Title Research & Abstracting

  • Conduct courthouse and online research to assemble chain of title for fee, leasehold, easements, and rights-of-way.
  • Review deeds, mortgages, leases, assignments, easements, plats, surveys, probate, and corporate records.
  • Identify encumbrances, gaps, breaks, and title defects; summarize findings in clear written reports.

Title Curative & Risk Mitigation

  • Draft and track curative requirements (e.g., corrective deeds, releases, affidavits of heirship, subordinations).
  • Coordinate with external counsel, title companies, surveyors, and counterparties to resolve curative issues.
  • Recommend risk treatment strategies (endorsements, indemnities, holdbacks, updated surveys, or insurance).

Land & Document Administration

  • Prepare run sheets, ownership/royalty decks (if applicable), legal descriptions, and parcel files.
  • Maintain organized, auditable land files and document repositories.
  • Support ordering, review, and reconciliation of title commitments, policies, and endorsements.

Transaction & Project Support

  • Support site acquisition, leasing, divestitures, and financing by preparing title summaries and closing packets.
  • Review surveys, ALTA/NSPS, and legal descriptions for accuracy and consistency with title commitments.
  • Track key dates (option terms, renewals, expirations), notice requirements, and compliance matters.

Stakeholder Collaboration

  • Partner with Management, Construction, Operations, and Finance to align title deliverables.
  • Communicate findings, risks, and options succinctly to both technical and non-technical stakeholders.

Compliance & Standards

  • Adhere to internal controls and recordkeeping standards; contribute to process improvements and SOPs.
  • Ensure work aligns with applicable statutes, recording requirements, and company policies.
  • Associate’s or bachelor’s degree in business, real estate, legal studies, land administration, geography, or a related field; or equivalent experience.
  • 2 – 5 years of relevant experience in title research, abstracting, land administration, escrow/title, or real estate transactions.
  • Working knowledge of deed types, encumbrances, easements, legal descriptions, surveys, and title insurance (commitments, policies, endorsements).
  • Proficiency with public records systems, GIS/parcel viewers, and document management tools.
  • Strong analytical skills, attention to detail, and the ability to synthesize complex chains of title into clear summaries.
  • Excellent written and verbal communication; ability to manage multiple priorities and deadlines.

Preferred Qualifications

  • Experience in commercial real estate, utilities/infrastructure, energy (renewables or O&G), or right-of-way.
  • Familiarity with ALTA/NSPS survey standards and curative practices.
  • Experience coordinating with outside counsel, title insurers, and surveyors.
  • CPL/Landman certification (AAPL) or paralegal certification.
  • Experience with lease administration and/or mineral title.
  • Office-based
